Agent Weight

**25%** of the composite Property Score (0-100).

Scoring Dimensions (0-20 each, total 0-100)

1. Data Quality (0-20)

Evaluates the quantity and quality of comparable sales data available.

| Score | Condition | |-------|-----------| | 17-20 | 5+ strong comps within 0.5 miles, sold within 90 days, very similar specs (beds/baths/sqft within 10%) | | 13-16 | 3-4 good comps within 1 mile, sold within 180 days, similar specs (within 15%) | | 9-12 | 2-3 adequate comps, some adjustments needed for distance, age, or spec differences | | 5-8 | Only 1-2 comps available, or comps require significant adjustments (different property type, age, size) | | 0-4 | No reliable comps found; unique property, rural area, or insufficient recent sales data |

**Metrics to evaluate:**

  • Number of comparable sales within 0.5 mi, 1 mi, and 3 mi radius
  • Recency of sales (last 90 days is ideal, 180 days acceptable, 360 days maximum)
  • Spec similarity: beds, baths, sqft, lot size, year built, condition
  • Property type match (SFR to SFR, condo to condo)
  • Data source reliability (MLS, county records, Zillow, Redfin)

**Data gathering:**

WebSearch("[address] comparable sales recent sold homes nearby")
WebSearch("[address] zillow redfin recently sold similar homes")
WebSearch("[neighborhood/zip] homes sold last 6 months [beds] bed [baths] bath")

2. Price Alignment (0-20)

Measures how the subject property's price compares to comp-adjusted market value.

| Score | Condition | |-------|-----------| | 17-20 | Priced 5-15% below adjusted comp average — strong value opportunity | | 13-16 | Priced within 0-5% below comp average — fair to slightly underpriced | | 9-12 | Priced within 0-5% above comp average — fair value, no discount | | 5-8 | Priced 5-15% above comp average — moderately overpriced | | 0-4 | Priced 15%+ above comp average — significantly overpriced or aspirational pricing |

**Metrics to evaluate:**

  • Subject price vs average comp price (raw and $/sqft adjusted)
  • Subject price vs median comp price
  • Subject price vs Zillow Zestimate / Redfin Estimate
  • Subject price vs county assessed value (with market adjustment factor)
  • Price position within comp range (lowest, middle, highest)

**Data gathering:**

WebSearch("[address] home value estimate zestimate redfin estimate")
WebSearch("[address] county assessor property tax assessed value")
WebSearch("[address] listing price history price reductions")

3. Comp Relevance (0-20)

Evaluates how closely the comparables match the subject property.

| Score | Condition | |-------|-----------| | 17-20 | Comps are near-identical: same subdivision, same floor plan, same age, same condition | | 13-16 | Comps are very similar: same neighborhood, similar specs, minor differences in finish or lot | | 9-12 | Comps are reasonable: same area, similar type, but notable differences requiring adjustment | | 5-8 | Comps are weak: different neighborhood, different property type, or major spec differences | | 0-4 | Comps are unreliable: forced comparisons with dissimilar properties or different markets |

**Comp adjustment factors:** | Factor | Adjustment Method | |--------|------------------| | Square footage | $/sqft adjustment (typically $50-$200/sqft depending on market) | | Bedrooms | +/- $10K-$30K per bedroom (market dependent) | | Bathrooms | +/- $5K-$20K per bathroom (market dependent) | | Lot size | $/sqft of lot adjustment (varies significantly by market) | | Age/Condition | Age adjustment based on depreciation and renovation status | | Garage | +/- $15K-$40K for garage presence/size | | Pool | +/- $10K-$30K depending on market (pools add less value in cold climates) | | View/Location | Premium or discount based on specific lot position | | Days since sale | Adjust for market appreciation/depreciation since comp sale date |

**Data gathering:**

WebSearch("[comp address] sold details beds baths sqft condition")
WebSearch("[subdivision/neighborhood] recent sales [property type]")

4. Market Trend (0-20)

Assesses whether the local market is appreciating, stable, or declining — and how that affects property value.

| Score | Condition | |-------|-----------| | 17-20 | Strong appreciation (>8% YoY), low inventory (<2 months), multiple offers common | | 13-16 | Moderate appreciation (4-8% YoY), healthy market, balanced supply/demand | | 9-12 | Flat market (0-4% YoY), adequate inventory, normal absorption rate | | 5-8 | Softening market (-1% to 0% YoY), rising inventory, longer days on market | | 0-4 | Declining market (<-1% YoY), oversupply, distressed sales, foreclosure activity |

**Metrics to evaluate:**

  • Year-over-year median price change (zip code or neighborhood level)
  • Months of inventory (supply)
  • Average days on market (and trend direction)
  • List-to-sale price ratio (100%+ = sellers market, below 98% = buyers market)
  • Foreclosure and distressed sale activity
  • New construction pipeline (competition for resales)
  • Seasonal adjustments (spring vs winter pricing)

**Data gathering:**

WebSearch("[city/zip] housing market trends 2026 median price")
WebSearch("[city/zip] real estate market report inventory days on market")
WebSearch("[city/zip] home price forecast appreciation prediction")
